Fix & Flip
Buy it. Improve it. Plan the sale.
A fix-and-flip plan connects the purchase price, renovation scope, project timeline and supported resale value. Start with your borrower file; add the property when you have a transaction to review.
Start borrower reviewNo property required to start. Program information is preliminary; financing requires lender and transaction approval.
01 · Transaction fit
Who this path is for
Investors planning to purchase or refinance a residential investment property, renovate it and sell. Property type, location, condition, occupancy and investor experience must fit the selected lender’s current rules. This is not an owner-occupied home-loan application.
02 · Funding structure
How the financing works
A proposed loan may include acquisition funding and a separate renovation allocation. Rehab funds may be released in draws after required inspections or other conditions. Model your deposit, closing costs, interest, insurance, taxes, contingency and any cash needed before a draw is reimbursed.
03 · Repayment
Plan the exit before the closing
The intended exit is a sale that repays the outstanding loan, accrued interest and applicable fees. Budget for a delayed sale and confirm maturity, extension conditions and any prepayment terms before committing.
04 · File preparation
What to have ready
- Borrower and entity profile, ownership authority, financial evidence and relevant project experience.
- Purchase contract or refinance basis, property address, occupancy and current-condition evidence.
- Itemized rehab scope, contractor budget, timeline and proposed draw schedule.
- Comparable sales, support for the proposed resale value, project costs and sale assumptions.
You can begin before these items are complete. Your reusable borrower file comes first; property-specific evidence follows when a transaction is identified.
What still requires confirmation
- Purchase and rehab funding percentages are lender-dependent; 100% financing is not established by this page.
- A borrower-entered ARV is an estimate. When rehab evidence is insufficient, ARV = PENDING REHAB SCOPE.
- Rates, points, credit requirements, guaranties, reserves and available proceeds require current lender confirmation.
