Commercial & Development
Build the capital plan around the project.
Commercial and development transactions need a project-specific review. Acquisition debt, construction funding, sponsor equity, seller participation and other sources must fit together without hiding a funding gap.
Start borrower reviewNo property required to start. Program information is preliminary; financing requires lender and transaction approval.
01 · Transaction fit
Who this path is for
Sponsors evaluating commercial investment acquisitions, substantial repositioning or ground-up construction. Property type, project size, sponsor experience, geography and development stage determine which capital sources may be appropriate; a connected program is not established for every project.
02 · Funding structure
How the financing works
Separate land or acquisition cost, hard construction, soft costs, professional reports, financing costs, contingency and carrying reserves. Identify when each source is available, its conditions, lien position and repayment priority. Construction disbursements require lender-specific controls.
03 · Repayment
Plan the exit before the closing
Model stabilization and a supported permanent refinance or sale. Test delays, cost overruns, lower occupancy and reduced takeout proceeds. Proposed grants, tax credits, public funding and subordinate capital remain uncommitted until documented and approved.
04 · File preparation
What to have ready
- Sponsor and entity information, financial evidence, relevant track record and proposed equity sources.
- Purchase or site-control documents, title, zoning, access, environmental and other applicable diligence.
- Plans, permits or entitlement status, contractor information, detailed budget, schedule and contingency.
- Market study or comparable evidence, operating projections, leases or preleasing where applicable, and the full capital stack.
You can begin before these items are complete. Your reusable borrower file comes first; property-specific evidence follows when a transaction is identified.
What still requires confirmation
- Rates, leverage, guarantees, completion obligations, reserves and draw controls require source-specific review.
- Agency, HUD, MSHDA or LIHTC examples are planning paths, not verified access, allocations or approvals.
- No automatic lender routing or committed commercial/development capital is represented by this page.
