Rental Bridge
Get the rental ready for its next loan.
Rental bridge financing is an interim step while a property’s business plan is completed. It can help frame an acquisition or refinance proposal before a separately approved long-term loan, subject to the selected lender’s requirements.
Start borrower reviewNo property required to start. Program information is preliminary; financing requires lender and transaction approval.
01 · Transaction fit
Who this path is for
Investors with an investment rental that needs a defined transition: repairs, lease-up, operating stabilization or a refinance timeline. A stabilized property may be better evaluated for long-term rental financing rather than an unnecessary bridge.
02 · Funding structure
How the financing works
Build a complete budget for acquisition or refinance, any permitted improvements, closing costs, interest, operating shortfalls and reserves. Existing leases, vacancy and planned work affect the structure. Loan proceeds and payment schedules depend on confirmed terms.
03 · Repayment
Plan the exit before the closing
Identify a realistic refinance or sale exit before closing. Compare expected takeout proceeds with all debt and fees due at bridge maturity. An extension is subject to the loan documents and is not a substitute for a viable exit.
04 · File preparation
What to have ready
- Borrower/entity profile, financial statements, liquidity, existing obligations and experience.
- Property details, ownership or purchase contract, existing liens and payoff information where applicable.
- Current rent roll, leases, occupancy, operating statements and market rent support.
- Repair or lease-up plan, carrying budget, supported value and refinance or sale assumptions.
You can begin before these items are complete. Your reusable borrower file comes first; property-specific evidence follows when a transaction is identified.
What still requires confirmation
- Rental bridge and long-term rental loans have separate underwriting and terms.
- Confirm eligible unit count, geography, occupancy, lease status, permitted work and credit requirements with the lender.
- Interest reserves, deferred payments, leverage, recourse and cash-out are not promised by this page.
